Flat roof surveys in Newbridge

Flat roof surveys for homes and businesses in Newbridge

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. Common reasons to book are upstands pulling away from walls and water getting in at rooflights, on GRP fibreglass, felt flat roofs and upstands and outlets.

In a small place like Newbridge, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Flat and commercial roofs around Newbridge

Newbridge is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. With Swainston Manor about 1.8 miles east, Newbridge sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Shalfleet Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Newbridge is about 5 miles west of Newport, in the Isle of Wight. In Newbridge, as across the Isle of Wight, every roof gets the same careful survey. Newbridge is one of the towns and villages in the Isle of Wight we cover. Our Southampton page covers surveys nearby.

We cover every part of the PO41 postcode area for flat roof surveys and the streets around it. That includes homes and businesses on Main Road and Clay Lane. Neighbouring places we cover for flat roof surveys include Ningwood (1 mile north-west), Calbourne (1 mile south-east), Wellow (1 mile west), Shalcombe (1 mile south-west) and Thorley Street (2 miles west). We also work in nearby towns like Newport (5 miles east), Ryde (11 miles east), Cowes (7 miles north-east), Sandown (12 miles east), Shanklin (11 miles east) and Ventnor (11 miles south-east). If you are somewhere remote, the survey takes a little more planning, so let us know when you get in touch.

Common roof problems in Newbridge

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Typical things we are asked to look at include:

  • Outlets that hold water back
  • Loose or cracked edge trims
  • Signs of deflection in the roof deck
  • Blisters and bubbles in the covering

Take an older house close to Church of St. Michael the Archangel: the joins between later flat roofs and the old walls are where problems normally start.

Choosing a roof surveyor

  • Which limits apply to the survey
  • Their report turnaround times
  • Their insurance cover
  • Will they check the loft as well as the outside?

What a good roof survey covers

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which helps when tenants work during the week.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.

What this survey covers

  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber

What affects the price in Newbridge

All our prices include VAT. The things that change the price are:

  • Whether it is a home or a commercial building
  • The size of the roof
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What we need to know

These details help when you contact us:

  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access
  • Dates you’re working to, like exchange
  • Any stains, drips or damp patches you’ve seen indoors

You can call us seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

Roof by roof

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Newbridge, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Check pets are kept safely away
  • If you are buying, check with the agent that we can get in

A quick phone call is typically the easiest start: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Advice

Newbridge questions

Is my home in Newbridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Newbridge?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we will say so and suggest what would help.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.
