About our flat roof survey in Ryde

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a photo-illustrated written report and our recommendations. Common reasons to book are blocked or damaged outlets and splits and cracks in the covering, across GRP fibreglass, felt flat roofs and upstands and outlets.

Houses around a town like Ryde frequently have a flat roof somewhere, over an extension, garage, porch or dormer. Older ones are often felt, which often lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. The usual warning signs are standing water, splits and edges coming away. Standing water days after rain frequently shows a flat roof needs attention.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

Why get it checked now?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Once water reaches the loft insulation in a home in Ryde, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the exact price before you book.

Local flat roofs in Ryde

The coast is about 1 mile or less from Ryde, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. There are several hotels within about a mile and a half of Ryde, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For landlords with property near Ryde St Johns Road station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For hotels and guest houses around Ryde, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. For site and facilities teams at buildings such as Dover Park Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Ask whoever fits equipment on the roof to make good the covering
  • Note where water lies after a downpour
  • Clear roof outlets and gutters each autumn
  • Keep clear of rooflights and fragile roof sheets

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

What a survey costs

Prices always include VAT. What changes the price is:

  • Basic, Standard or Premium
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

What we need to know

There’s no need for technical words. It is enough to tell us:

  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date
  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work

Flat roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Parking in a town like Ryde is normally simple, but let us know if there’s a driveway or any restrictions. We look at the roof from ground level and from windows, then from the loft where there is safe access.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Jot down any questions you want answered
  • Make sure we can get to the back of the property
  • Leave a clear route to the loft

Advice

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.

Questions from Ryde

Do roofs near the sea, like those around Ryde, take more of a battering?

It can do. Within about 1 mile of the sea, as Ryde is, metal fixings wear faster and gales find any loose ridge or slate.

Do you look at commercial flat roofs near Ryde, such as hotels?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.
