What we look for on each type of roof

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Flat roof survey in Westridge: what you get

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. If you’ve noticed splits and cracks in the covering and damaged trims at the roof edge, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Westridge, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Surveys for landlords and agents in Westridge

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

What we cannot see

To be straight with you, a roof survey has limits:

  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we do not walk on
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check that new brackets or units haven’t damaged the covering
  • Check from a window for ponding after heavy rain
  • Never stand on rooflights or fragile sheeting
  • Note the date and type of any roof work

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Flat roof surveys around Westridge

The coast is about 2 miles or less from Westridge, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. There are several hotels within about a mile and a half of Westridge, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you let a flat or house near Smallbrook Junction station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as St John's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. With Nunwell House about 2.1 miles south, the area around Westridge has a long history. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

Westridge is about 1 mile south-east of Ryde, in the Isle of Wight. Surveys in Westridge work the same way as everywhere we cover: a proper look at what can safely be seen, photographs and a clear written report. Westridge is one of the places in the Isle of Wight we cover for flat roof surveys. We also survey roofs in Portsmouth.

Every address in PO33 is within our area for flat roof surveys. That includes homes and businesses on Bullen Road, Hayward Avenue and Salisbury Road. Westridge sits on or near the A3055, which makes travel easy. Close by, we survey roofs in Elmfield (1 mile north), Oakfield (1 mile north-west), Appley (1 mile north), Pondwell (1 mile east) and Puckpool (1 mile north-east). Further out, we also cover Newport (7 miles west), Cowes (8 miles north-west), Sandown (4 miles south), Shanklin (6 miles south), Ventnor (9 miles south) and East Cowes (7 miles north-west). If you’re somewhere remote, a little more planning is needed, so mention it as you book.

Westridge: your questions answered

Do you look at commercial flat roofs near Westridge, such as hotels?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

Does being near the coast affect roofs in Westridge?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Westridge is within about 2 miles of the coast.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What’s the best way to book?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you cover Westridge?

Yes, we do. Westridge is part of the area we cover.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Westridge, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.
