Pondwell questions
Do roofs near the sea, like those around Pondwell, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Will you come out to Pondwell?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
Can you tell me how long my flat roof will last?
We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
What’s in the report?
You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Flat roof survey in Pondwell
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey single-ply membranes, mastic asphalt and GRP fibreglass, and the problems we are asked to look at most are splits and cracks in the covering and outlets that hold water back.
In a village or hamlet like Pondwell, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Useful tips for Pondwell property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Note any new marks on ceilings beneath the roof
- Plan a survey before the covering reaches the end of its usual life
- Ask whoever fits equipment on the roof to make good the covering
- Note the date and type of any roof work
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
Local flat roofs in Pondwell
The coast is about 2 miles or less from Pondwell, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Pondwell has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
For an older house near a landmark like St. Peter's Church, the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings like Nettlestone Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Smallbrook Junction station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How it works
Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. In a hamlet or village like Pondwell, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Move anything stored under the loft hatch
- If you’re buying, let the agent know when we are coming
- Find any records of previous roof work

What this survey can’t tell you
It’s a careful look at the flat roof, not the whole story. The main limits are:
- A fixed date for when the roof will need replacing
- Parts of the roof that aren’t safe to walk on or view
- Testing older roof sheets for asbestos
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

What happens if roof problems are left?
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. In a place like Pondwell, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the exact price before you book.
