Need a flat roof survey in Spring Vale?

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Flat roof surveys for homes and businesses in Spring Vale

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Common reasons to book are blisters and bubbles in the covering and cracked or split membrane, across mastic asphalt, EPDM rubber and single-ply membranes.

Some older homes in villages like Spring Vale are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Spring Vale questions

Can you look at the flat roof of a hotel or office near Spring Vale?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

Will you come out to Spring Vale?

We do. Villages and rural addresses get the same survey as a town house.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

What we look for on each type of roof

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

The survey, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes about one to two hours for most houses, and about three to four hours for a commercial roof. In a small place like Spring Vale, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Keep pets in another room
  • If you’re buying, check with the agent that we can get in
  • For flats, check roof access has been agreed

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos
  • An exact number of years the roof has left

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roofs we survey in Spring Vale

  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date

When you are ready to go ahead, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date.

Flat roof surveys in Spring Vale: local notes

The coast is about 1 mile or less from Spring Vale, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like Nettlestone Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Ryde St Johns Road station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as St. Peter's Church, flat-roofed rear additions and dormers added over the years are worth checking.

Spring Vale is about 2 miles east of Ryde, in the Isle of Wight. We carry out flat roof surveys for householders, landlords and businesses in Spring Vale and nearby. Our the Isle of Wight coverage includes Spring Vale. There’s also a page for Portsmouth.
