What affects the cost of new roof snagging

- The roof’s overall size
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.
Getting in touch
We’ll typically ask about:
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, such as pitched or flat
Not sure which survey you need? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
New roof snagging in Spring Vale
Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted, and check the roof space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. If you’ve noticed debris left in gutters or valleys and damage to other parts of the building, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Spring Vale are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What else we do in Spring Vale
What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Repair costs for putting snags right
- A promise that the roof will not leak
- Nails and clips under the slates or tiles
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.
What we check
- Replacement roofs
- New-build homes
- New flat roofs
- Loft conversions and dormers
- Ridges and verges
- Flashings and valleys
What we do, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for most homes, depending on how much new work there is to check. In a small place like Spring Vale, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
- The roof space is looked at where safe, along with any mess or damage left after the work.
- The snags are written up with photos for you to share with your roofer.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- If you’re buying, let the agent know when we are coming
- Have any paperwork from past roof work to hand

Your questions about new roof snagging in Spring Vale
Is the coastal weather around Spring Vale hard on roofs?
Often, yes. Within about 1 mile of the sea, as Spring Vale is, metal fixings wear faster and gales find any loose ridge or slate.
Do you cover smaller places like Spring Vale?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
How soon after the work should I book a snagging inspection?
As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
How long does new roof snagging take?
For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Rented homes, blocks and businesses
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
What we are asked to look at in Spring Vale
Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in at the first heavy rain.
Things that often lead to a survey include:
- Untidy or loose verge details
- Broken coverings left on a new roof
- Gutters or fascias damaged during the job
- Gutters blocked by building debris
Nunwell House, about 3.2 miles south-west, is one of the historic houses in the wider area around Spring Vale. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Local roofs and buyers in Spring Vale
