Tips from our surveys

From years of surveys, a few habits stand out:

  • File all paperwork for the new roof
  • Look for debris left in gutters from the ground
  • Put any issues to your roofer in writing
  • Arrange the inspection before settling the final bill

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so there is time to raise anything.

New roof snagging for homes and businesses in Pondwell

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted and look in the roof space for condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. We are frequently asked to look into poorly finished verges and underlay at the eaves left exposed, across new-build homes, new flat roofs and replacement roofs.

For a small place like Pondwell, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Do you need new roof snagging in Pondwell?

Roofers do not always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters or damage lower roofs.

Most people get in touch after spotting one of these:

  • Offcuts and broken tiles left behind
  • Loose or badly finished ridge tiles
  • Verge tiles or slates not secured
  • Signs of condensation in the roof space

With Nunwell House about 2.7 miles south-west, the area around Pondwell has a long history. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Choosing a roof surveyor

  • What insurance they carry
  • Which limits apply to the survey
  • What the report includes, and whether it has photographs
  • Will they check the loft as well as the outside?

What a good roof survey covers

Pondwell homes and their roofs

Pondwell lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. A number of the island’s villages keep thatched roofs on older buildings, and the whole island is open to sea air and wind. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Smallbrook Junction station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you own one of the older houses in the streets near St. Peter's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Pondwell: your questions answered

Is the coastal weather around Pondwell hard on roofs?

It can do. Pondwell is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I find out if my home in Pondwell is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you look in the roof space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

How long does new roof snagging take?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you deal with my roofer if there’s a problem?

No. We report on what we see. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Why get it checked now?

Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. Around Pondwell, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What this survey can’t tell you

It’s useful to know what a survey won’t do before you book:

  • Estimates of what fixes will cost
  • Details hidden from sight
  • Fixings and underlay hidden under the coverings

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • New-build homes
  • Replacement roofs
  • New flat roofs
  • Ridges and verges
  • Flashings and valleys
  • Loft conversions and dormers

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours on an ordinary house, or half a day or so for a commercial building. Rural addresses near Pondwell can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. We send a photo-illustrated written report of each snag.
