About our flat roof survey in Ventnor
A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey mastic asphalt, EPDM rubber and single-ply membranes, and the problems we are asked to look at most are blisters and bubbles in the covering and outlets that hold water back.
Around Ventnor, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step
After the inspection, everything we found is written up as a report with photographs. On timing, most surveys take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. For a survey in Ventnor, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We look at the roof from wherever it can safely be seen.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Note where any stains or damp appear

Advice
Common roof problems in Ventnor
Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
A survey makes sense if you’ve noticed:
- Blocked or damaged outlets
- Pools of water lying on the roof
- Failed upstands where the roof meets a wall
- Cracked or split membrane
For an older house near a landmark such as St Catherine's Church, the joins between later flat roofs and the old walls are where problems usually start.

Your questions about flat roof surveys in Ventnor
Do you look at commercial flat roofs near Ventnor, such as hotels?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.
Does being near the coast affect roofs in Ventnor?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Will I get photos?
Yes. Photographs are part of every report.

Flat roofs in Ventnor
Ventnor is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Rylstone Manor, about 2.6 miles north-east, is one of the historic houses in the wider area around Ventnor. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Shanklin station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. A roof leak in a hotel or guest house around Ventnor means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
