Flat roof survey in Steephill, Isle of Wight
Need a flat roof survey in Steephill? We can help, with a written report you can act on. Book a weekday or weekend visit.
- Raised blisters across the surface
- Loose or cracked edge trims
- Upstands pulling away from walls
Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Keep clear of rooflights and fragile roof sheets
- Check that new brackets or units haven’t damaged the covering
- Clear roof outlets and gutters each autumn
- Keep people off the roof unless they need to be there
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
About our flat roof survey in Steephill
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photographs and our recommendations. If you’ve noticed failed seals around rooflight kerbs and edge trims that have lifted or split, we can find out what’s behind it.
Somewhere as small as Steephill, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How the survey works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two for most houses, and longer for a large or complex roof. Somewhere like Steephill needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Let us know about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it’s shared
- Let us know where we can park nearby

What we look for on each type of roof
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Common questions in Steephill
Do you look at commercial flat roofs near Steephill, such as hotels?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Is my home in Steephill listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Does the weather affect the survey?
A survey can normally go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
What affects the cost of flat roof surveys
We confirm the price for your survey before booking. These are the things that affect it:
- Commercial roofs and larger buildings
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.
What to tell us when you contact us
We’ll typically ask about:
- The property’s address and postcode
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- What kind of property and roof it is
Not sure which survey you need? It’s easiest to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
What we are asked to look at in Steephill
Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
It is worth booking a survey if you’ve seen:
- Failed seals around rooflight kerbs
- Dips that suggest the deck is deflecting
- Upstands pulling away from walls
- Blistering in felt or asphalt
Landlords with a home close to Shanklin station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Before booking any roof surveyor
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs
- Is VAT included in the price?
- Are they insured for the work?
Flat roof surveys in Steephill: local notes
Steephill is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. The wider area around Steephill has a long history of building, with Rylstone Manor about 3.2 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For hotels and guest houses around Steephill, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. For site and facilities teams at buildings such as St Francis Catholic and Church of England Primary Academy, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
