About our flat roof survey in Puckpool
Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey EPDM rubber, felt flat roofs and upstands and outlets, and common reasons people get in touch are standing water left after rain and upstands pulling away from walls.
Somewhere as small as Puckpool, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Flat roofs in Puckpool
Puckpool lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Within a mile and a half or so of Puckpool there are several hotels. If you look after one, a leak through a flat roof can put a room out of use.
With Nunwell House about 3.1 miles south, the area around Puckpool has a long history. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. If yours is one of the older homes in the streets near St John's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Puckpool is about 1 mile east of Ryde, in the Isle of Wight. Puckpool gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across the Isle of Wight, large and small. We also survey roofs in Portsmouth.
Every address in PO33 and PO34 is covered for flat roof surveys, from the main roads to the quietest streets. Streets in the area include Appley Road, Appley Lane and Seldon Avenue, all of which we cover. Nearby, we also carry out flat roof surveys in Appley (1 mile west), Spring Vale (1 mile east), Pondwell (1 mile south-east), Elmfield (1 mile south-west) and Oakfield (1 mile south-west). We also work in nearby towns such as Newport (7 miles west), Cowes (8 miles west), Sandown (5 miles south), Shanklin (7 miles south), Ventnor (10 miles south) and East Cowes (7 miles west). If you are somewhere remote, the survey takes a little more planning.

What else we do in Puckpool
What we look for on each type of roof
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
EPDM rubber
An EPDM rubber roof is normally one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.
Puckpool: your questions answered
Will you come out to Puckpool?
Yes. Puckpool is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is my home in Puckpool listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can you test old roof sheets for asbestos?
We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Will you walk on the flat roof?
We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
Are you insured?
We are covered by professional indemnity and public liability insurance.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or email us with the address.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Do you need a flat roof survey in Puckpool?
A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
People usually book a survey when they’ve noticed one of these:
- Loose or cracked edge trims
- Water getting in at rooflights
- Outlets that hold water back
- Pools of water lying on the roof
Anyone responsible for a site like Oakfield Church of England Aided Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Before you book anyone
- Which parts of the roof they’ll actually see
- What happens after the report arrives
- Their report turnaround times
- What the survey will not cover
Leave it or get it looked at?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. For an older or listed building in a place like Puckpool, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

The survey, step by step
Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take an hour or two for a house, and more on a big or complicated roof. Rural addresses near Puckpool can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- Make sure pets are kept safely away
- Mention any parking restrictions on your street
- Buyers: confirm access with the estate agent or seller
Arrange a survey
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

What we can’t see
In fairness, there are limits to any roof survey:
- What’s under the membrane without opening it up
- Asbestos testing, which needs a specialist asbestos surveyor
- Whether the deck or joists are strong enough
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
