Pre-Purchase Roof Survey in Westridge
A roof survey before you buy a house or flat in Westridge, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- A ridge or slope that dips
- Patch repairs that may hide an ongoing problem
- Loose pots and cracked flaunching
What affects the price in Westridge
Prices always include VAT. What changes the price is:
- If the survey needs thermal imaging or a drone
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

About our pre-purchase roof survey in Westridge
Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. Typical surveys look at worn or lifted lead flashings and old water stains in the roof space, on gutters and downpipes, clay and concrete tiles and flat-roofed extensions and dormers.
Somewhere as small as Westridge, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What we do, step by step
Once we’ve finished looking, we write up our findings as a written report with photographs. As for time on site, it typically takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Older roofs in small places like Westridge can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- If you’re buying, check with the agent that we can get in
- Leave side gates unlocked

Advice
Landlords, agents and block managers in Westridge
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.
Leave it or get it looked at?
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. In a place like Westridge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your roof before booking.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the price should change, which is between you and the seller
- Asbestos testing of any kind
- Structural calculations (that’s a structural engineer’s job)
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.

Questions from Westridge
Are there drone restrictions around Westridge?
It depends on the exact address and the weather on the day. Bembridge Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. High wind or heavy rain also stops a small drone flying.
Do you cover smaller places like Westridge?
Yes. Westridge is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
How long will you be at the property?
The visit typically takes an hour or two at a typical house, with time for the loft where it can be reached. We will give you an idea of timing as you book.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That way you can still act on what we find.
How do I book a survey in Westridge?
To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
What else we do in Westridge
Pre-purchase roof surveys around Westridge
Westridge lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Some villages on the Isle of Wight still have thatched roofs, and the whole island is open to sea air and wind. For a purchase or a newly finished roof, the materials decide which details matter most.
The streets around a church such as St John's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. Nunwell House, about 2.1 miles south, is one of the historic houses in the wider area around Westridge. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. For landlords with property near Smallbrook Junction station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Westridge is about 1 mile south-east of Ryde, in the Isle of Wight. Whether the building in Westridge is a house, a flat or a commercial unit, we can survey the roof. Our area takes in places right across the Isle of Wight. We also survey roofs in Portsmouth.
We survey roofs across the PO33 postcode area for pre-purchase roof surveys. Local streets include Bullen Road, Hayward Avenue and Salisbury Road. Nearby, we also carry out pre-purchase roof surveys in Elmfield (1 mile north), Oakfield (1 mile north-west), Appley (1 mile north), Pondwell (1 mile east) and Puckpool (1 mile north-east).
