Flat roof survey in Binstead: what you get
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey upstands and outlets, mastic asphalt and single-ply membranes, and common reasons people get in touch are outlets that hold water back and a sagging deck under the covering.
Outbuildings, garden rooms and garages in places like Binstead often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Homes around Binstead frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building
- Move anything stored under the loft hatch

Advice
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Keep outlets clear of leaves and moss
- Ask contractors to protect the roof if they work on it
- Note where water lies after a downpour
- Have the roof looked at again after a severe storm
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Why it’s worth a survey now in Binstead
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Tradespeople may need to travel further to a smaller place like Binstead, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Local flat roofs in Binstead
The coast is about 2 miles or less from Binstead, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Binstead has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
If you own a rental within reach of Ryde Esplanade station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Nunwell House, about 3.3 miles south-east, is one of the historic houses in the wider area around Binstead. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. For site and facilities teams at buildings such as Binstead Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, and that sets some limits:
- A structural engineer’s assessment of the deck
- A promise that the roof will not leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

Other services in Binstead
Roof by roof
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.
Common questions in Binstead
Do roofs near the sea, like those around Binstead, take more of a battering?
It can do. Within about 2 miles of the sea, as Binstead is, metal fixings wear faster and gales find any loose ridge or slate.
Does a conservation area affect roof work in Binstead?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.
How do you inspect a flat roof?
Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
How much does a flat roof survey cost in Binstead?
Prices start from £150, including VAT. You will know the exact price before booking. To get a price, phone 07833 053749 or use the contact form.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
