Flat roof survey in Haylands: what you get

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We’re often asked to look into blisters and bubbles in the covering and outlets choked with leaves and silt, across single-ply membranes, GRP fibreglass and EPDM rubber.

In smaller places like Haylands, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What happens on the day

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take about 1–2 hours at a typical home, and about three to four hours for a commercial roof. For a survey in Haylands, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Agree roof access with the managing agent if it’s shared
  • Let us know about any leaks, stains or damp patches you know of

Getting a price

Do you need a flat roof survey in Haylands?

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

People normally book a survey after spotting something like this:

  • Failed upstands where the roof meets a wall
  • Ponding water that doesn’t drain away
  • Outlets that hold water back
  • Cracked or split membrane

For hotels and guest houses around Haylands, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.

What to check before booking

  • What exactly goes into their report
  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is added on top

What a good roof survey covers

Landlord and commercial surveys in Haylands

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Roof by roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Haylands: your questions answered

How do I find out if my home in Haylands is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Haylands?

We do. Villages and rural addresses get the same survey as a town house.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the details.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Prices for flat roof surveys in Haylands

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Getting in touch

Before you get in touch, it helps to have:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage
  • The type of building and roof, like pitched or flat
  • Any deadline, like an exchange date

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Have the roof looked at again after a severe storm
  • Limit foot traffic on the covering
  • Clear roof outlets and gutters each autumn
  • Watch the ceilings below the flat roof for stains

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

Flat and commercial roofs around Haylands

Haylands is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Within a mile and a half or so of Haylands there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you live in an older home near Church of St. Michael and All Angels, the joins between later flat roofs and the old walls are where problems usually start. If you let a flat or house near Ryde St Johns Road station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Haylands is about 1 mile south-west of Ryde, in the Isle of Wight. Haylands is one of many places we visit across the Isle of Wight. Our the Isle of Wight coverage includes Haylands. You can also see our page for Portsmouth.

Every address in PO33 is within our area for flat roof surveys. Local streets include Play Lane, Pell Lane and Upton Road. Other places close to Haylands include Upton (1 mile south-west), Ryde (1 mile north-east), Oakfield (1 mile east), Binstead (1 mile north-west) and Elmfield (1 mile east). For harder-to-reach addresses, the survey takes a little more planning, so mention it when booking.
