How a landlord roof survey works in Haylands

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. We survey flat roofs on blocks, blocks of flats and rented houses, and people most often book us about standing water on a flat roof and chimney stacks in poor repair.

Trees around homes in smaller places like Haylands drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Local roofs in Haylands

Haylands lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Historic houses such as Nunwell House, about 2.5 miles south, show how far back building in the area around Haylands goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Take an older house close to Church of St. Michael and All Angels: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Ryde St Johns Road station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Haylands Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Haylands is about 1 mile south-west of Ryde, in the Isle of Wight. We carry out landlord roof surveys for homeowners, landlords and businesses in Haylands and nearby. Across the Isle of Wight, we cover Haylands. We also survey roofs in Portsmouth.

All of PO33 is covered for landlord roof surveys, from the main roads to the quietest streets. Whether your property is on Play Lane, Pell Lane and Upton Road or anywhere close by, we can help. Other places close to Haylands include Upton (1 mile south-west), Ryde (1 mile north-east), Oakfield (1 mile east), Binstead (1 mile north-west) and Elmfield (1 mile east). Further out, we also cover Newport (6 miles west), Cowes (6 miles north-west), Sandown (4 miles south), Shanklin (6 miles south), Ventnor (9 miles south) and East Cowes (5 miles north-west). If you are somewhere remote, a little more planning is needed.

A little further out are Sandown Castle (4.4 miles south) and Gosport War Memorial Hospital (5.3 miles north). Green spaces nearby include Alan Hersey Nature Reserve and Brading Down.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Homes around Haylands often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Roof areas we weren’t given access to
  • Structural calculations or an engineer’s report
  • Responsibility under a lease

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Blocks of flats
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks

What affects the cost of landlord roof surveys

Prices vary from roof to roof, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

A little information up front helps. Please include:

  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from the ground or a window
  • How the loft is reached, if there is one

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.

Common questions in Haylands

I let a flat near Ryde St Johns Road station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building, including who will give access on the day.

Is my home in Haylands listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you walk on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your survey before booking. For a price, ring 07833 053749 or email us.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask residents to report damp right away
  • Keep roof surveys on a rolling plan
  • Check the roof space can be accessed
  • Keep roof outlets and gutters clear

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults typically get worse.
