Pre-purchase roof surveys near Haylands

About our pre-purchase roof survey in Haylands

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. All three include a photo-illustrated written report and recommendations. Common reasons to book are blistered or split felt on a flat roof and slates or tiles that have slipped or gone, on chimney stacks, natural slate and flat-roofed extensions and dormers.

Houses in smaller places like Haylands can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are looked at closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

What we look for on each type of roof

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Chimney stacks

We inspect the outside of the stack, and it isn’t a flue or gas safety check. We’ll say if the flue needs a specialist.

What we can’t see

It is a careful look at the roof, not the whole story. Its limits include:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether timbers meet design loads
  • Anything beyond the roof, which a full home survey covers

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

Haylands questions

Will you come out to Haylands?

We do. A small place gets exactly the same survey as a big one.

Is the coastal weather around Haylands hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is normally arranged through the agent or seller.

How long does a pre-purchase roof survey take?

The visit typically takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. We will confirm what to expect when we arrange the visit.

How do I book a survey in Haylands?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. We survey on any day of the week.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Being in a smaller place like Haylands does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Tell us about parking before the day
  • Check pets are kept safely away
  • Gather any invoices or paperwork from past roof work

Before and after the survey

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask for any paperwork for recent roof work
  • Check the lease for roof repair responsibilities
  • Tell us your exchange date when you book
  • Ask for loft access on the day

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Pre-purchase roof surveys around Haylands

Haylands is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Nunwell House, about 2.5 miles south, is one of the historic houses in the wider area around Haylands. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near Church of St. Michael and All Angels, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Ryde St Johns Road station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Haylands is about 1 mile south-west of Ryde, in the Isle of Wight. Bookings from Haylands are handled just like any other: get in touch, agree the price and pick a day. Haylands is one of the towns and villages in the Isle of Wight where we work for pre-purchase roof surveys. For surveys nearby, see our Portsmouth page.

All of PO33 is covered for pre-purchase roof surveys. You’ll find streets such as Play Lane, Pell Lane and Upton Road. We also cover Upton (1 mile south-west), Ryde (1 mile north-east), Oakfield (1 mile east), Binstead (1 mile north-west) and Elmfield (1 mile east). Within a short drive, we also cover Newport (6 miles west), Cowes (6 miles north-west), Sandown (4 miles south), Shanklin (6 miles south), Ventnor (9 miles south) and East Cowes (5 miles north-west). For harder-to-reach addresses, a little more planning is needed, so mention it when you book.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What affects the cost of pre-purchase roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • If the survey needs thermal imaging or a drone

To find out what your survey will cost, phone 07833 053749 or email us with the address and some details. We’ll confirm the figure before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • Access details, like a loft hatch or a shared roof
  • What made you get in touch
  • What kind of property and roof it is

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
