About our electronic leak detection in Ryde
Electronic leak detection works on many flat roof membranes, on homes, blocks and commercial buildings. It can be used to trace an existing leak or to test a new membrane before it’s covered. Each roof is quoted on its size and build-up. We can test on weekdays and at weekends when conditions allow. Just ask about your roof. If you are worried about new roofs to check before paving or planting and holes around roof penetrations, we can find out what’s behind it.
Around Ryde, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Felt, rubber and fibreglass coverings each need a different approach. Asbestos testing is not part of what we do, though a report may flag materials that could contain it.
The report records the flat roof membrane as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Roof by roof
Liquid-applied waterproofing
Testing a liquid-applied roof depends on what’s beneath the coating.
Bituminous membranes
Bituminous felt and modified bitumen membranes are common. The build-up decides which method will work.
What electronic leak detection does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Repairing the breaches (that’s for your roofer)
- How wet the insulation is
- Roofs whose membrane or build-up is not suitable
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
What we look at
- Flat roof membranes
- Commercial flat roofs
- Green roofs
- Roof terraces and balconies
- Single-ply roofs
- Liquid-applied waterproofing
Why act early in Ryde
Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. Roof faults found early can be planned for, while one found after water comes through typically has to be dealt with in a hurry, in Ryde as anywhere.

FAQs for Ryde
Do you look at commercial flat roofs near Ryde, such as hotels?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building.
Does a conservation area affect roof work in Ryde?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Do you use low-voltage or high-voltage testing?
The roof decides the method. You will know which method we plan to use before we start.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
How long does electronic leak detection take?
It typically takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting.

What else we do in Ryde
Flat roofs in Ryde
The coast is about 1 mile or less from Ryde, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Ryde has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
If your home is one of the older ones in the streets near All Saints' Church, the flat roofs on later extensions tend to wear out long before the main roof. With Nunwell House about 2.8 miles south, the area around Ryde has a long history. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. For landlords with property near Ryde St Johns Road station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes more time on a big roof than a small one, with the construction of the roof playing a part too. For a home in Ryde, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you won’t be there yourself, let us know who will let us in.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, check with the agent that we can get in
- Dig out any old roof reports or invoices
