  • Rot or damp concealed behind fascias or inside walls
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

About our gutter survey in Wellow

We carry out gutter surveys in Wellow as part of our cover across London and the South East. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it’s safe. A visit normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. Common reasons to book are dripping or leaking gutter joints and rotten fascias or stained soffits, on downpipes, outlets and hoppers and eaves gutters.

Older buildings in small places like Wellow may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Local roofs in Wellow

Wellow lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. About 2.8 miles south lies Mottistone Manor, a reminder of how long the area around Wellow has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Wellow Baptist Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Shalfleet Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Wellow is about 6 miles south-east of Lymington, in the Isle of Wight. Wellow is part of the area we cover across London and South East England. Wellow is one of the places in the Isle of Wight where we work for gutter surveys. Our Southampton page covers surveys nearby.

If you’re somewhere remote, the survey takes a little more planning.

Different roofs, different checks

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Wellow can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Advice

Leave it or get it looked at?

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Older cottages and farmhouses around Wellow can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Questions from Wellow

Does a conservation area affect roof work in Wellow?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Wellow, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover Wellow?

Yes. We survey roofs in Wellow and the rest of the Isle of Wight. For a price, call 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Surveys for landlords and agents in Wellow

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us with the addresses.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Look for new stains on ceilings below valleys after rain
  • Check from the ground or a window, not a ladder
  • Look out for overflows when it pours
  • Look for downpipes coming loose

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
