About our drone roof survey in Wellow
From the air, the outer surfaces are clear, but it can’t see inside. We check the loft from inside where it’s safe, since that is where leaks and condensation frequently show first. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. We survey fragile roofs, valleys and parapet gutters and flat roofs on upper floors, and common reasons people get in touch are worn lead at chimneys and walls and wind damage high on the roof.
Older buildings in small places like Wellow may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a survey costs
A few things affect what a survey costs:
- The shape of the roof and its details
- The type of building, from a house to a block or an office
- How big the roof is
- Height and safe access
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Flying and imaging in Wellow
Wellow is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
For an older house near a landmark such as Wellow Baptist Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. For site and facilities teams at buildings such as Shalfleet Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof. Mottistone Manor, about 2.8 miles south, is one of the historic houses in the wider area around Wellow. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager does not touch the roof itself.
Wellow is about 6 miles south-east of Lymington, in the Isle of Wight. We visit Wellow as part of our work across the Isle of Wight. Wellow is one of the places in the Isle of Wight where we work. Southampton is in our area too.
All of PO41 is within our area for drone roof surveys, from the main roads to the quietest streets. Close by, we survey roofs in Thorley Street (1 mile north-west), Ningwood (1 mile east), Thorley (1 mile north-west), Newbridge (1 mile east) and Shalcombe (1 mile south). Larger places within reach include Newport (7 miles east), Ryde (13 miles east), Cowes (8 miles north-east), Sandown (13 miles east), Shanklin (13 miles east) and Ventnor (12 miles south-east). For harder-to-reach addresses, a little more planning is needed, so mention it when booking.

Wellow questions
Will you come out to Wellow?
Yes, Wellow is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Wellow is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Will the drone film my neighbours?
We keep the camera on the roof we’re surveying. We inspect only the roof you’ve asked about. If your roof is shared, it helps to tell your neighbours about the visit.
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
How it works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, and longer for a large or complex roof. In a small place like Wellow, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start by checking the airspace and any restrictions at your address.
- We arrange any permission that’s needed before we fly.
- Before the flight, we check the conditions and the take-off spot.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- Make sure the loft hatch can be reached
- If you’re buying, let the agent know when we are coming
- Have keys ready for side gates, garages or roof access doors

Useful tips for Wellow property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- Shut pets inside while we fly
- Allow for a change of day in poor weather
- Keep a clear space in the garden or drive for take-off
- Share the postcode so we can check for restrictions
We email the report to you, including the close-up photos taken by the drone. Each finding is explained in plain words, and recommendations are ranked by urgency where that helps.
After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone survey can show what has shifted.

What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Whether the roof structure meets design loads
- Roofs and gardens beyond the one we are surveying
- A flight where airspace permission is refused
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.
What this survey covers
- Large and complex roofs
- Chimney stacks
- Valleys and parapet gutters
- Fragile roofs
- Tall and steep roofs
- Flat roofs on upper floors
What happens if roof problems are left?
Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It helps when you plan ahead. Older cottages and farmhouses around Wellow can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
