What affects the price in Sandown

We confirm the price for your roof before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Booking your survey

What helps most when you contact us:

  • What kind of property and roof it is

Gutter survey in Sandown

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. We survey parapet and box gutters, outlets and hoppers and fascias and soffits, and common reasons people get in touch are gutters packed with leaves or moss and cracked or loose downpipes.

Houses in smaller places like Sandown can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Sandown questions

How do I find out if my home in Sandown is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Sandown station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

Do you cover Sandown for gutter surveys?

Yes. Sandown is part of the area we cover.

How the survey works

Safety comes first on every visit. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Sandown is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets in another room
  • If it is not your property yet, arrange access through the agent

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Underground drains, which need a CCTV drain survey
  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of a downpipe along its whole length

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What we check

  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters

What a gutter survey looks like in Sandown

The coast is about 1 mile or less from Sandown, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Morton Manor, about 1.5 miles north-east, is one of the historic houses in the wider area around Sandown. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. For landlords with property near Sandown station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like The Bay Church of England School: a written record of a large roof helps plan work for the holidays rather than in term time.

Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Why act early in Sandown

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. On a bungalow or cottage around Sandown, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Useful tips for Sandown property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Get the gutters cleaned out every year
  • Watch ceilings under valley gutters for fresh marks
  • Check downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.
