Need a gutter survey in Lake?

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Gutter survey in Lake: what you get

Some gutters are easy to see from the street but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. Common reasons to book are brackets that have dropped or snapped and blocked outlets and hoppers, on fascias and soffits, downpipes and outlets and hoppers.

Around Lake, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Where we can’t see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What affects the price in Lake

Prices always include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors

For a price for gutter surveys in Lake, phone 07833 053749 or drop us an email. The address, the type of property and what you need to know help us price the survey accurately.

What happens on the day

Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. With a bit of garden around a house, as there often is around Lake, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Gutter surveys in Lake: local notes

The coast is about 1 mile or less from Lake, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Lake station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your home is one of the older ones in the streets near Church of The Good Shepherd, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Lake is about 1 mile south-west of Sandown, in the Isle of Wight. We carry out gutter surveys for homes and businesses in Lake and nearby. Lake is one of the places in the Isle of Wight we cover. Our Portsmouth page covers surveys nearby.

All of PO36 and PO37 is within our area for gutter surveys, from the main roads to the quietest streets. Local streets include Lea Road, New Road and Percy Road, and we cover them all. Lake sits on or near the A3055, which makes travel easy. We also cover the places around Lake: Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west). Larger places within reach include Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west), Ventnor (4 miles south-west), East Cowes (9 miles north-west) and Oakfield (5 miles north). Harder-to-reach addresses take a little more planning, so tell us where you are as you book.

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Around Lake, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

FAQs for Lake

Is my home in Lake listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do roofs near the sea, like those around Lake, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

How long will you be on site?

A visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You will know roughly how long when we arrange the visit.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or email us.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.

Signs you need a gutter survey in Lake

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

A survey makes sense if you’ve noticed:

  • Cracked or loose downpipes
  • Leaks at the gutter joints
  • Brackets that have dropped or snapped
  • Overflowing eaves gutters

Anyone responsible for a site like Broadlea Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • Which parts of the roof they’ll actually see
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?
