Independent roof leak investigations in Newport

Roof leak investigations for homes and businesses in Newport

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We are frequently asked to look into a leak that comes and goes with the weather and water through the ceiling under a flat roof, on lead flashings, the roof space and flat roof details.

Around a town like Newport, leaks come from older and newer roofs alike. Older roofs suffer slipped slates, worn mortar and tired lead, while later houses can leak at valleys, verges and flat-roofed additions. Knowing the cause tells you what to do next. It also helps show whether the problem is long-standing wear or recent damage.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

After the inspection, everything we found is written up as a report with photos, emailed to you. On timing, most surveys take about one to two hours, more where the leak is intermittent or the roof is large. A visit in Newport runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so tell us who that will be.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How the survey changes by roof type

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

FAQs for Newport

How do I find out if my home in Newport is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Newport in the area you cover?

Yes, Newport is one of the places we work. The survey and report are the same in Newport as anywhere else.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently widespread and worst on cold days. The report explains which it looks like and what to do.

How long will you be at the property?

Allow roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing when booking.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Will you definitely find the leak?

Not always, and we will be honest about that. Some leaks hide well, particularly those that need wind-driven rain. If we cannot be sure, the report ranks the possible sources.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Mention earlier attempts to fix the leak
  • Check the loft is accessible
  • Protect furniture and flooring under the leak
  • Do not touch fittings that water is reaching

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Keep gutters, valleys and outlets clear, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Newport roofs and the weather

The coast is about 5 miles or less from Newport, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. With Carisbrooke Castle about 1 mile south-west, Newport sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building like Nine Acres Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If you live near a park such as Seaclose Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Common roof problems in Newport

A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.

People normally book a survey when they’ve noticed something like this:

  • Leaks at a dormer or roof window
  • Drips in the loft during heavy rain
  • Leaks that appear only in driving rain
  • Water marks that spread in wet weather

A roof leak in a hotel or guest house around Newport means lost rooms as well as repairs, so it pays to find faults before guests do.
