Roof leak investigations for homes and businesses in Brookgreen
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. Typical surveys look at leaks below a flat extension roof and staining around the chimney inside, on rooflights and dormers, flat roof details and slate and tile slopes.
Somewhere as small as Brookgreen, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about roof leak investigations in Brookgreen
Do you cover smaller places like Brookgreen?
Yes, Brookgreen is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Brookgreen?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
How long does the visit take?
The visit usually takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.
Do you use thermal imaging to find leaks?
We use thermal imaging where it helps, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.
Can you find a leak when it is not raining?
In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Can I check my roof myself?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

What a survey costs
Prices always include VAT. The things that change the price are:
- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
- The size of the roof
- Height and safe access
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.
Helping us price your survey
Some details help us recommend the right survey and price. When you contact us, it is useful to mention:
- Dates you are working to, like exchange
- The kind of building and roof involved
- Access details, such as a loft hatch or a shared roof
- The property’s address and postcode
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email with the address and the days you’d prefer.
How the survey works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes between one and two hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Brookgreen, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Make sure we can get to the back of the property
- Have any paperwork from past roof work to hand

Signs you need a roof leak investigation in Brookgreen
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. Leaks from valleys often show up some distance away inside.
A survey can pick up problems like:
- Leaks at a dormer or roof window
- Damp on a chimney breast
- Drips in the loft during heavy rain
- Water marks that spread in wet weather
Take an older house close to St. Mary's Church: the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Before booking anyone
- What the report includes, and whether it has photos
- Their track record with similar roofs
- What the survey will not cover
- Their report turnaround times
What we cannot see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Water from pipes, tanks or heating systems
- What’s under the covering or behind the plaster
- The repair itself (the investigation finds and reports the cause)

Wind, rain and roofs in Brookgreen
Brookgreen lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Mottistone Manor, about 0.9 miles north-east, is one of the historic houses in the wider area around Brookgreen. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Brookgreen is about 7 miles south-west of Newport, in the Isle of Wight. Surveys in Brookgreen work the same way as everywhere we cover: a proper look at what can be seen safely, photos and a clear written report. We cover towns and villages across the Isle of Wight, from the larger towns to small villages. Our Southampton page covers surveys nearby.
