Independent roof leak investigations in Brook

About our roof leak investigation in Brook

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. We survey chimney stacks, rooflights and dormers and lead flashings, and the problems we’re asked to look at most are leaks at a dormer or roof window and water dripping from rafters or underlay.

For a small place like Brook, the inspection is the same as anywhere: the journey and access are just planned in advance. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey usually takes an hour or two, more where the leak is intermittent or the roof is large. Rural addresses near Brook can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Keep pets inside or away from the areas we’re looking at
  • Let us know where we can park nearby

Advice

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep water away from lights and sockets
  • Stay off ladders and the roof
  • Note the weather when the leak shows
  • Put a bucket under the drip and move valuables

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

FAQs for Brook

Does a conservation area affect roof work in Brook?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Brook within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Why is the stain in a different place from the leak?

Water follows the easiest path, not the shortest. On a pitched roof it frequently runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Landlord and commercial surveys in Brook

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

Why get it checked now?

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. Around Brook, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What a roof leak investigation looks like in Brook

The coast is about 1 mile or less from Brook, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Mottistone Manor, about 1.1 miles east, is one of the historic houses in the wider area around Brook. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near St. Mary's Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Different roofs, different checks

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks
  • A structural engineer’s report

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.
