What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Flights in a restricted zone without permission
  • Neighbouring roofs the owner hasn’t asked us to survey
  • A flight on a day when the weather is not safe

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

Drone roof survey in Brook

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and tell you. Prisons have their own drone restriction zones too. If you’ve noticed loose ridge and hip tiles and wind damage high on the roof, a survey will tell you what’s going on, on large and complex roofs, chimney stacks and valleys and parapet gutters alike.

In a small place like Brook, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Brook questions

Is drone flying allowed in Brook?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain.

Will you come out to Brook?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

How much is a survey?

Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Drone roof surveys around Brook

Brook lies within about 1 mile of the sea, where wind off the sea can be strong. For an older house near a landmark such as St. Mary's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it usually takes between one and two hours at most homes, or half a day or so for a commercial building. Around Brook, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller

Leave it or get it looked at?

Photographing a roof from the air doesn’t touch it. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. Around Brook, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

Common roof problems in Brook

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. From above, they’re easy to see.

A survey can pick up problems such as:

  • Moss building up on slopes and in gutters
  • Ridge and hip pieces working loose
  • Wind damage high on the roof
  • Lead work pulling away at abutments

Historic houses like Mottistone Manor, about 1.1 miles east, show how far back building around Brook goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Choosing a roof surveyor

  • Whether the loft space is looked at, where there is one
  • When you will get the report
  • What experience they bring
  • Their drone registration, if they fly one
