Landlord roof surveys for homes and businesses in Brook

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a photo-illustrated written report to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you are worried about damaged pots and flaunching and loose ridge or hip tiles, a survey will tell you what’s going on, on rented houses, blocks of flats and gutters and downpipes alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we can’t see

To be straight with you, a roof survey has limits:

  • The structure in the way a structural engineer would assess it
  • Responsibility under a lease
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

What this survey covers

  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses
  • Rented houses
  • Blocks of flats
  • Shared roofs

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

FAQs for Brook

Is the coastal weather around Brook hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Brook?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How much is a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Blocks are priced on their size and roofs. Just phone 07833 053749 or email us for a price.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates, but contractors can price from it.

Will you need to get into tenants’ homes?

We may do. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

What happens on the day

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like Brook can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Point out any leaks or damp patches
  • Make sure the loft hatch can be reached
  • For flats, check roof access has been agreed

Advice

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

Do you need a landlord roof survey in Brook?

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition and how soon.

Problems we come across often include:

  • Missing or loose roof coverings
  • Mortar falling from ridges and verges
  • Gutters overflowing onto walls
  • Splits and blisters in flat roof coverings

If you live in an older home near St. Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before booking

  • What insurance they carry
  • Whether the roof space is looked at, where there is one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What’s outside the scope of the survey

What a good roof survey covers

Why act early in Brook

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Outbuildings and barns around Brook are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What a landlord roof survey looks like in Brook

The coast is about 1 mile or less from Brook, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Historic houses like Mottistone Manor, about 1.1 miles east, show how far back building around Brook goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Brook is about 7 miles south-west of Newport, in the Isle of Wight. We visit Brook as part of our work across the Isle of Wight, for houses, flats and commercial buildings. Across the Isle of Wight, we cover Brook. Southampton is in our area too.
