Storm damage roof reports near Brook

Storm damage roof report in Brook

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. Typical surveys look at damaged ridges and hips and cowls or aerials dislodged in the wind, on gutters and fascias, flashings and chimney stacks.

For a small place like Brook, the inspection is the same as anywhere: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Don’t go onto the roof to take pictures
  • Get a roofer to make the roof safe if needed
  • File receipts for anything you pay for
  • Keep any slates, tiles or debris that fall, if it’s safe to do so

The report is emailed to you, and you decide what to send to your insurer. We do not deal with the insurer on your behalf.

After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Don’t go up a ladder to look.

Different roofs, different checks

Chimney stacks

Stacks with existing defects tend to suffer more in storms. We record both the storm damage and the older wear.

Lead flashings

Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.

Landlords, agents and block managers in Brook

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which can make access easier.

Storm damage roof reports around Brook

Brook is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Mottistone Manor, about 1.1 miles east, is one of the historic houses in the wider area around Brook. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St. Mary's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Brook is about 7 miles south-west of Newport, in the Isle of Wight. From houses to flats and shops in Brook, we can survey the roof on a weekday or at the weekend. Brook is one of the towns and villages in the Isle of Wight we cover. Southampton is in our area too.

Storm damage roof reports in PO30 work the same way as everywhere else we cover. We cover properties on Carpenters Lane and Coastguard Lane. Close by, we survey roofs in Dunsbury (1 mile north), Brookgreen (1 mile south-east), Hulverstone (1 mile east), Shalcombe (1 mile north-east) and Chilton Green (2 miles south-east). Further out, we also cover Newport (7 miles north-east), Ryde (14 miles east), Cowes (10 miles north-east), Sandown (13 miles east), Shanklin (12 miles east) and Ventnor (11 miles east). FAQs for Brook

Is my home in Brook listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Brook?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can I check the roof after a storm?

Safely, from ground level or a window. Never climb onto a roof after a storm. With binoculars, you can see a lot from ground level, and we will record the rest.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How much is a storm damage roof report?

Storm damage roof report starts from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you’ll need a roofer’s quote for those.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Whether your insurer will pay the claim
  • What your policy covers, which depends on its wording
  • Damage hidden under coverings or inside the structure, without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What we check

  • Slate and tile slopes
  • Flashings
  • Chimney stacks
  • Ridges and hips
  • Gutters and fascias
  • Flat roofs

How it works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two for most homes, depending on how much of the roof was hit. Older rural homes like those around Brook can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
