New roof snagging in Brookgreen: what you get

Ideally, book snagging before you settle the final invoice while the roofer can still come back easily. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. If you’ve noticed debris left in gutters or valleys and loose flashings at walls or chimneys, a survey will tell you what’s going on, on new-build homes, new flat roofs and replacement roofs alike.

Somewhere as small as Brookgreen, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

FAQs for Brookgreen

Does a conservation area affect roof work in Brookgreen?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Brookgreen?

Yes, Brookgreen is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Legal advice on your contract
  • What’s under the new coverings
  • Parts of the roof we can’t see safely

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

What we look at

  • New flat roofs
  • Replacement roofs
  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys
  • Ridges and verges

Landlords, agents and block managers in Brookgreen

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the new roof, useful for planning maintenance.

Different roofs, different checks

Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

What new roof snagging looks like in Brookgreen

The coast is about 1 mile or less from Brookgreen, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. Mottistone Manor, about 0.9 miles north-east, is one of the historic houses in the wider area around Brookgreen. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Brookgreen is about 7 miles south-west of Newport, in the Isle of Wight. We survey roofs in Brookgreen as part of our work across London and South East England. Across the Isle of Wight, we cover Brookgreen and the places around it. Southampton is in our area too.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours at a typical home, and longer for a large or complex roof. Somewhere as small as Brookgreen, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • Point out any leaks or damp patches
  • Gather any invoices or paperwork from past roof work
  • If you’re buying, let the agent know when we are coming

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Do you need new roof snagging in Brookgreen?

Work at height can mark walls, crack lower roofs or loosen gutters. We look for knock-on damage, not just the new roof.

People usually book a survey after spotting something like this:

  • Underlay not dressed into the gutter
  • Tiles or slates sitting out of line
  • Verge tiles or slates not secured
  • Ridge and hip tiles not properly fixed

Take an older house close to St. Mary's Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
