How a roof survey works in Brookgreen

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey lead flashings, flat roofs and natural slate, and common reasons people get in touch are torn or sagging underlay and gaps in the roof where coverings have gone.

In a village or hamlet like Brookgreen, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a survey costs

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • How big the roof is
  • Building height and the viewpoints available

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Booking your survey

What helps most when you contact us:

  • Any photos you have, taken from the ground or a window
  • Your postcode, so we can check access and travel
  • What made you get in touch
  • The type of building and roof, such as pitched or flat

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

Brookgreen questions

How do I find out if my home in Brookgreen is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Brookgreen?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, call 07833 053749 or drop us an email.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there is safe access. The report includes photos and recommendations.

Practical tips

Over many surveys, some simple habits stand out:

  • Let us know about any leaks or stains you’ve seen
  • File the report with your home documents
  • Take photos of any leaks as they happen
  • Gather any paperwork for past roof work

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

What we do, step by step

Once we have finished looking, we write up our findings in a report with photos. On timing, most surveys take an hour or two for most houses, and longer for a large or complex roof. Somewhere like Brookgreen needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors

Advice

When to book a survey in Brookgreen

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Common reasons to book include:

  • Water stains on rafters and ceiling joists
  • Ponding, splits or blisters on flat roofs
  • Crumbling chimney pointing or cracked flaunching
  • Debris building up in roof valleys

Mottistone Manor lies about 0.9 miles north-east, so building around Brookgreen goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • Whether you can ask questions once you have the report
  • Their insurance cover
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

Different roofs, different checks

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

When you need someone else

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up
  • How the roof will behave in every kind of weather

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Brookgreen homes and their roofs

Brookgreen is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to St. Mary's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
