How a roof survey works in Chilton Green

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof, so they deserve a proper look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed slipped, cracked or missing slates and tiles and torn or sagging underlay, we can find out what’s behind it, whatever the roof.

In a small place like Chilton Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Roof by roof

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

Common roof problems in Chilton Green

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Slipped, cracked or missing slates and tiles
  • Water stains on rafters and ceiling joists
  • Gutters that overflow in heavy rain
  • Flashings that have come away from the wall

Mottistone Manor, about 0.9 miles north-west, is one of the historic houses in the wider area around Chilton Green. Older homes in the area may have roofs that need matching materials when work is done.

Questions from Chilton Green

Do roofs near the sea, like those around Chilton Green, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Chilton Green?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you climb onto the roof?

Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

How do I arrange a roof survey in Chilton Green?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)
  • An exact number of years the roof has left

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

  • Chimney stacks
  • Flat roofs
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Chilton Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

Useful tips for Chilton Green property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check the roof from ground level after storms
  • Stay off ladders and the roof
  • Tell us about any leaks or stains you’ve seen
  • Hold on to the report for future surveys

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.

Roofs, chimneys and gutters in Chilton Green

Chilton Green lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you look after a building like Brighstone Church of England Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like St Peter and St Paul's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
