Roof survey in Marsh Green, Isle of Wight
A roof condition survey for homes and buildings for Marsh Green and the rest of the Isle of Wight. Surveys run on weekdays, Saturdays and Sundays.
- Slipped, cracked or missing slates and tiles
- Gutters that overflow in heavy rain
- Flashings that have come away from the wall
What we do, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Marsh Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Make sure pets are kept safely away
- Make sure we can get to the back of the property
- Leave a clear route to the loft

Roof surveys for homes and businesses in Marsh Green
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed cracked mortar along the ridge and cracked or blistered flat roof coverings, a survey will tell you what’s going on.
Somewhere as small as Marsh Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Questions from Marsh Green
Do you cover smaller places like Marsh Green?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is the coastal weather around Marsh Green hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can you inspect a terraced or semi-detached roof?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How much does a roof survey cost in Marsh Green?
Prices start from £150, including VAT. We confirm the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or drop us an email.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Useful tips for Marsh Green property owners
From years of surveys, a few habits stand out as worth the effort:
- Stay off ladders and the roof
- Keep the report with your property records
- Find records of any re-roofing or repairs
- Check the roof from ground level after storms
Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
What we look for on each type of roof
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- What’s under the slates, tiles or felt
- A structural engineer’s report

Roof surveys around Marsh Green
Marsh Green lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If your home is one of the older ones in the streets near St. Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. With Mottistone Manor about 1.5 miles north-west, the area around Marsh Green has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Take a building like Brighstone Church of England Aided Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
