Common roof problems in Cross Lane

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

These are some of the problems a survey can pick up:

  • Water dripping from rafters or underlay
  • Staining around the chimney inside
  • A leak that comes and goes with the weather
  • Ceiling stains that grow after rain

A roof leak in a hotel or guest house around Cross Lane means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

About our roof leak investigation in Cross Lane

Our roof leak investigations cover Cross Lane and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or email us to arrange a visit. We are often asked to look into damp patches next to the stack and a leak that comes and goes with the weather, on flat roof details, lead flashings and valleys and parapet gutters.

Chimney stacks on older houses around places like Cross Lane can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it’s worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

A stack has several possible ways in for rain. Each is checked from every safe vantage point.

Landlord and commercial surveys in Cross Lane

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two for most houses, though large, tall or awkward roofs take more time. In a smaller place like Cross Lane, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

FAQs for Cross Lane

Will you come out to Cross Lane?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Cross Lane is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.

Why isn’t the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

Can a leak be traced on a dry day?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

What should I do before you arrive?

Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Cross Lane roofs and the weather

Cross Lane is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Knowing the roof type helps narrow down where water may be getting in.

Carisbrooke Castle lies about 1.7 miles south-west, so building around Cross Lane goes back a long way. Older roofs around here can leak at old repairs as readily as at original details. Living close to Seaclose Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Cross Lane is about 1 mile north-east of Newport, in the Isle of Wight. We cover Cross Lane and the rest of the Isle of Wight, as part of our work across London and South East England. Our area takes in places right across the Isle of Wight, large and small. There is also a page for Portsmouth.

Surveys in PO30, PO31 and PO41 are booked the same way as anywhere else. That includes homes and businesses on Ash Road, Chain Lane and Beech Road. Nearby, we also carry out roof leak investigations in Barton (1 mile south), Fairlee (1 mile north), Staplers (1 mile south-east), Hillgrove (1 mile north-east) and Whippingham (3 miles north). Within a short drive, we also cover Ryde (5 miles east), Cowes (4 miles north), Sandown (6 miles south-east), Shanklin (7 miles south-east), Ventnor (8 miles south-east) and East Cowes (3 miles north). Harder-to-reach addresses take a little more planning, so tell us where you are when you book.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Whether rotten timbers meet design loads
  • Defects hidden under coverings or inside walls without opening up
  • Putting the leak right

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and doesn’t.
