Pre-purchase roof surveys near Cross Lane

Pre-purchase roof survey in Cross Lane: what you get

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. If you’ve noticed chimney mortar that has eroded and a ridge or slope that dips, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Cross Lane, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Parking around Cross Lane is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Let us know about parking near the property
  • Tell us about any leaks, stains or damp patches you know of
  • If you’re buying, check with the agent that we can get in

Advice

Why get it checked now?

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. Around Cross Lane, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Why us?

  • Package prices that include VAT
  • Plain-English reports with photos
  • 20+ years’ experience
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Pre-purchase roof surveys around Cross Lane

Cross Lane is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Carisbrooke Castle lies about 1.7 miles south-west, so building around Cross Lane goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Cross Lane is about 1 mile north-east of Newport, in the Isle of Wight. Cross Lane is one of many places we visit across the Isle of Wight, for homes and businesses alike. We cover towns and villages across the Isle of Wight, large and small. There is also a page for Portsmouth.

All of PO30, PO31 and PO41 is covered for pre-purchase roof surveys, from the main roads to the quietest streets. We cover properties on Ash Road, Chain Lane and Beech Road. Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Honest limits

It’s a careful look at the roof, not the whole story. Its limits include:

  • A structural engineer’s report
  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Gutters and downpipes
  • Chimney stacks
  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys

Common roof problems in Cross Lane

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

Problems we come across often include:

  • Blocked or leaking gutters
  • Quick fixes on flashings and valleys
  • Standing water on a flat extension roof
  • Lead that has worked loose at a wall or chimney

The streets around a church like St Paul's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Whether you get a written report with photos
  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA

Cross Lane questions

How do I find out if my home in Cross Lane is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is the coastal weather around Cross Lane hard on roofs?

Frequently, yes. Cross Lane is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

How do I arrange a pre-purchase roof survey in Cross Lane?

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

What affects the price in Cross Lane

Several things affect the price of a survey:

  • Height and safe access
  • How big the roof is
  • Which survey package you book
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Helping us price your survey

These details help when you get in touch:

  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one

Getting a price is simple: just call 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
