Common questions in Staplers

Do roofs near the sea, like those around Staplers, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Staplers within the area you cover?

Yes, Staplers is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

How a pre-purchase roof survey works in Staplers

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed signs of past leaks inside the loft and worn or lifted lead flashings, a survey will tell you what’s going on.

In a smaller place like Staplers, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a pre-purchase roof survey looks like in Staplers

The coast is about 5 miles or less from Staplers, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Historic houses such as Carisbrooke Castle, about 1.9 miles south-west, show how far back building around Staplers goes. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Staplers is about 1 mile east of Newport, in the Isle of Wight. Staplers is part of the area we cover across London and South East England. We cover towns and villages across the Isle of Wight, from the larger towns to small villages. Our Portsmouth page covers surveys nearby.

When to book a survey in Staplers

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

These are some of the problems a survey can pick up:

  • Loose pots and cracked flaunching
  • A ridge or slope that dips
  • Gaps where slates or tiles have come loose
  • Blistered or split felt on a flat roof

The streets around a church such as St Paul's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

What happens if roof problems are left?

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. On a bungalow or cottage around Staplers, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Why us?

  • An independent look at the roof
  • Packages from £150, inc. VAT
  • Professional indemnity and public liability insurance
  • Thermal imaging and drones used where they help

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at most homes, and longer for a large or complex roof. A visit to a smaller place like Staplers is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make sure pets are kept safely away
  • Buyers: confirm access with the estate agent or seller

When you need someone else

In fairness, a roof survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • A valuation or a promise of a lower price

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. What our survey covers.

Roof types and parts we check

  • Lead flashings and valleys
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Pass the findings to your conveyancer
  • Ask the seller about past roof repairs
  • Notice patches of new decoration in top-floor rooms
  • Ask who repairs the roof under the lease

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
