Landlord roof survey in Cross Lane: what you get

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We’re often asked to look into ceiling stains reported by tenants and mortar falling from ridges and verges, on gutters and downpipes, shared roofs and blocks of flats.

Houses in smaller places like Cross Lane can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Roofs, chimneys and gutters in Cross Lane

Cross Lane lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Carisbrooke Castle, about 1.7 miles south-west, is one of the historic houses in the wider area around Cross Lane. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Summerfields Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Paul's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park such as Seaclose Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Cross Lane is about 1 mile north-east of Newport, in the Isle of Wight. Cross Lane is part of the area we cover as part of our work across London and South East England. Tips from our surveys

Here are a few things we’d tell any owner:

  • Ask your managing agent about lease terms
  • Keep roof outlets and gutters clear
  • Give residents notice before a survey
  • Don’t wait for a leak to survey the roof

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Your questions about landlord roof surveys in Cross Lane

Is my home in Cross Lane listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is the coastal weather around Cross Lane hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

How do I book a survey in Cross Lane?

The quickest way is to phone 07833 053749 or email us. Tell us the address and a little about the roof. Surveys run on weekdays and at weekends.

How much time does the visit need?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

Will the survey cover the whole building?

No. Our survey covers the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Do you need access to all the flats?

It depends on the building. Often we need the loft and certain flats and access is arranged by you or your agent. We will confirm what we need as you book.

What affects the price in Cross Lane

Prices vary from roof to roof, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for a house, and longer for a block or a building with several roofs. Homes around Cross Lane often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch and you will need to arrange it.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
