How a roof leak investigation works in Staplers

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe vantage point. We survey slate and tile slopes, chimney stacks and lead flashings, and common reasons people get in touch are wet patches on loft insulation and damp on a chimney breast.

In older homes around places like Staplers, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Your questions about roof leak investigations in Staplers

Is my home in Staplers listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is the coastal weather around Staplers hard on roofs?

It can do. Within about 5 miles of the sea, as Staplers is, metal fixings wear faster and gales find any loose ridge or slate.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. The report explains which it looks like and what to do.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is included in our Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for most houses, and more on a big or complicated roof. A visit to Staplers is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Different roofs, different checks

Lead flashings

A leak at a flashing frequently shows some way from the joint. That’s why we check the flashings near a stain, not just the one directly above.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it’s safe, and look for signs of past overflowing.

Roof leak investigations around Staplers

The coast is about 5 miles or less from Staplers, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Different coverings let water in at different points, which shapes where the search starts.

The streets around a church such as St Paul's Church are often among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in. Hotels and guest houses near Staplers cannot easily close rooms for a leak, so it is worth knowing the roof’s condition. Homes near green spaces like Seaclose Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Carrying out the fix
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Whether rotten timbers meet design loads
