Roof surveys in Staplers

About our roof survey in Staplers

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are slates or tiles that have slipped or broken and worn lead at chimneys and abutments, on the roof space, clay and concrete tiles and chimney stacks.

Around Staplers, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

How we price roof surveys

All our prices include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to let us know when you get in touch

We will typically ask about:

  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved
  • How the loft is reached, if there is one

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or use the contact form with the details.

Roof surveys around Staplers

Staplers lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Historic houses such as Carisbrooke Castle, about 1.9 miles south-west, show how far back building in the area around Staplers goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Paul's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Barton Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Seaclose Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Staplers is about 1 mile east of Newport, in the Isle of Wight. We survey roofs in Staplers across London and South East England. Our area takes in places right across the Isle of Wight, from the larger towns to small villages. Our Portsmouth page covers surveys nearby.

Close by, we survey roofs in Barton (1 mile west), Cross Lane (1 mile north-west), Fairlee (1 mile north-west), Hillgrove (1 mile north-east) and Wootton (3 miles north-east). Harder-to-reach addresses take a little more planning, so tell us where you are when you book.

Staplers: your questions answered

Is Staplers within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does being near the coast affect roofs in Staplers?

Often, yes. Within about 5 miles of the sea, as Staplers is, metal fixings wear faster and gales find any loose ridge or slate.

Can you look at a roof that’s joined to next door?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

What’s the best way to book?

Just call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you check the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two at most homes, and longer for a large or complex roof. Parking around Staplers is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Leave a clear route to the loft
  • Leave side gates unlocked

How the survey changes by roof type

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

What a roof survey doesn’t cover

It is a careful look at the roof, not the whole story. Its limits include:

  • Defects hidden under coverings or inside walls without opening up
  • A promise that the roof won’t leak in future
  • A structural engineer’s report

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
