Roof surveys for homes and businesses in Wootton

Our roof surveys cover Wootton and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or send us an email. We survey clay and concrete tiles, ridges, hips and valleys and the roof space, and common reasons people get in touch are worn lead at chimneys and abutments and gaps in the roof where coverings have gone.

In a smaller place like Wootton, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble. Around Wootton, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Wootton questions

I let a flat near Ryde Esplanade station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.

How do I find out if my home in Wootton is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space.

How do I book a survey in Wootton?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will take it from there. We survey on any day of the week.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How the survey changes by roof type

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Homes around Wootton frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at

Advice

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Wootton homes and their roofs

The coast is about 2 miles or less from Wootton, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as St. Edmund's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Wootton Community Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Historic houses such as Osborne House, about 2.2 miles north-west, show how far back building around Wootton goes. On a period home nearby, the survey separates sound original work from tired later repairs.

How we price roof surveys

A few things affect what a survey costs:

  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Any need for thermal images or a drone flight

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What to let us know when you contact us

If you can, have these to hand when you contact us:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
