Independent roof surveys in Fishbourne

Roof surveys for homes and businesses in Fishbourne

Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey ridges, hips and valleys, lead flashings and natural slate, and the problems we’re asked to look at most are slates or tiles that have slipped or broken and crumbling chimney pointing or cracked flaunching.

In a village or hamlet like Fishbourne, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we do, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, most surveys take about one to two hours on an ordinary house, and longer for a large or complex roof. Older roofs in small places like Fishbourne can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

  • Asbestos testing of any kind
  • Faults hidden behind ceilings or boarding

Fishbourne questions

Is my home in Fishbourne listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Ryde Esplanade station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Roof surveys in Fishbourne: local notes

Fishbourne lies within about 2 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Osborne House, about 2.8 miles north-west, is one of the historic houses in the wider area around Fishbourne. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take a building like Wootton Community Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near St. Edmund's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Fishbourne is about 2 miles west of Ryde, in the Isle of Wight. Anywhere in Fishbourne, we can carry out roof surveys at your property. Our area takes in places right across the Isle of Wight. Portsmouth is in our area too.

For harder-to-reach addresses, a little more planning is needed, so mention it when booking.

What we’re asked to look at in Fishbourne

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

People normally book a survey after spotting one of these:

  • Standing water on a flat roof
  • Loose chimney pots
  • Cracked mortar along the ridge
  • Gutters that overflow in heavy rain

If you own a rental within reach of Ryde Esplanade station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • What happens after the report arrives
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT
  • Which limits apply to the survey

What to expect from a roof survey

Different roofs, different checks

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.
