Roof leak investigations for homes and businesses in Wroxall

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it is needed. If you’ve noticed damp walls below an overflowing gutter and a leak that comes and goes with the weather, we can find out what’s behind it.

Somewhere as small as Wroxall, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report records the leaking roof as we found it on the day. It is useful right away, and a good reference for later.

Wroxall questions

Is my home in Wroxall listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does being near the coast affect roofs in Wroxall?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Why does not the damp patch line up with the hole?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How long does a roof leak investigation take?

Allow roughly 1–2 hours, more where the leak is intermittent or the roof is large. We’ll confirm what to expect when we arrange the visit.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What a roof leak investigation doesn’t cover

In fairness, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Roofs we survey in Wroxall

  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Flat roof details
  • The roof space

Do you need a roof leak investigation in Wroxall?

Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

A survey can pick up problems like:

  • Damp patches next to the stack
  • Leaks that appear only in driving rain
  • Leaks at a dormer or roof window
  • Drips in the loft during heavy rain

For site and facilities teams at buildings like Wroxall Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Leaks and storm damage in Wroxall

The coast is about 2 miles or less from Wroxall, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. A number of the island’s villages keep thatched roofs on older buildings, and the whole island is open to sea air and wind. Knowing the roof type helps narrow down where water may be getting in.

With Rylstone Manor about 2.2 miles east, the area around Wroxall has a long history. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters. Landlords with a home close to Shanklin station may find that a clear finding on where water gets in helps you brief a roofer straight away.

What happens if roof problems are left?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Older and listed buildings around Wroxall may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

The survey, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Cottages and farmhouses around Wroxall often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Stay off ladders and the roof
  • Keep a photo record of the damp patch
  • Move stored items away from the hatch
  • Write down the wind direction and rain when it leaks

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Keep the loft space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Keep insulation clear of the eaves.
