Roof leak investigations for homes and businesses in Godshill

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. If you’ve noticed wet patches high on an inside wall and condensation that looks like a leak, we can find out what’s behind it, whatever the roof.

Somewhere as small as Godshill, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We look at whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.

Valleys

Stains from a valley leak often show some distance off. We trace the route from the loft where there is safe access.

Roof leak investigations in Godshill: local notes

The coast is about 4 miles or less from Godshill, so there’s more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Historic houses such as Sheat Manor, about 2.5 miles north-west, show how far back building in the area around Godshill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Landlords with a home close to Shanklin station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Godshill Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Your questions about roof leak investigations in Godshill

Is my home in Godshill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Godshill?

Yes. Godshill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How do I arrange a roof leak investigation in Godshill?

To book, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Around Godshill, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors

Honest limits

In fairness, a roof survey has limits:

  • An intermittent leak that shows no trace on the day
  • What’s under the covering or behind the plaster
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.

What this survey covers

  • The roof space
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks
  • Flat roof details

Signs you need a roof leak investigation in Godshill

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

Here are some of the things we see often:

  • Leaks at a dormer or roof window
  • Damp patches next to the stack
  • Wet patches on loft insulation
  • Brown rings on upstairs ceilings

For an older house near a landmark such as All Saints' Church, lead flashings, valleys and old chimneys are typical places for water to get in.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • How they plan to inspect the roof safely
  • Are they insured for the work?
  • Which limits apply to the survey

What to expect from a roof survey

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Landlords, agents and building managers in Godshill and across the Isle of Wight can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Check whether pipes or tanks run near the stain
  • Have an electrician check any wet fittings
  • Mention earlier attempts to fix the leak
  • Record whether it leaks in every downpour or only some

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Keep the loft space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Check insulation doesn’t block airflow at the eaves.
