Gutter surveys for homes and businesses in Godshill

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’ve noticed sagging gutters and loose brackets and blocked outlets and hoppers, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Godshill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Godshill, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Leave a clear route to the loft
  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors

Advice

Questions from Godshill

Do you survey roofs for landlords with property near Shanklin station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

How do I find out if my home in Godshill is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Godshill in your area?

Yes. We cover Godshill and the rest of the Isle of Wight, as part of our work across London and South East England. For a price, ring 07833 053749 or drop us an email.

Do you climb onto every roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or email us.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s hidden inside a downpipe
  • The inside of buried drains
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.

Roofs, chimneys and gutters in Godshill

Godshill lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to All Saints' Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Godshill Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Shanklin station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Why get it checked now?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For older village homes like those around Godshill, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Building height and the viewpoints available
  • Basic, Standard or Premium

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

When you call or email, these details help:

  • The type of building and roof, like pitched or flat
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • The property’s address and postcode

For a price for gutter surveys in Godshill, phone 07833 053749 or use the contact form. The address, the type of property and what you’d like to know help us price the survey accurately.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Landlords and letting agents in Godshill book surveys as well as homeowners. A report with photos gives you a clear record of the gutter, useful for planning maintenance.
