Gutter survey in Sandford: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you’ve noticed hoppers and outlets full of debris and water spilling over the gutter edge, we can find out what’s behind it, on downpipes, valley gutters and outlets and hoppers alike.

Somewhere as small as Sandford, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the gutter, useful for planning maintenance.

Your questions about gutter surveys in Sandford

Is my home in Sandford listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Sandford?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

How long will you be on site?

It typically takes about one to two hours for a house, with bigger or more complicated roofs taking longer. We’ll give you an idea when booking.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes an hour or two for a house, while a commercial roof takes nearer three to four hours. In a small place like Sandford, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or send us an email with the details.

Advice

Different roofs, different checks

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Why act early in Sandford

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. For older village homes like those around Sandford, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

How we price gutter surveys

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What we need to know

When you call or email, these details help:

  • The type of building and roof, such as pitched or flat
  • Dates you are working to, like exchange
  • What’s prompted the survey
  • Any marks or damp showing indoors

Getting a price is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll recommend the right survey. The price is agreed up front.

Sandford homes and their roofs

Sandford lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Haseley Manor, about 2.3 miles north, is one of the historic houses in the wider area around Sandford. Older homes in the area may have roofs that need matching materials when work is done. For landlords with property near Shanklin station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Godshill Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
