Questions from Wroxall

Do you cover smaller places like Wroxall?

Yes, Wroxall is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Wroxall is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will the survey check for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Can a gutter survey explain damp on my walls?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.

What’s in the report?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Gutter surveys for homes and businesses in Wroxall

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photos. Common reasons to book are valley or box gutters that overflow inside and gutters that have fallen out of line, across parapet and box gutters, eaves gutters and fascias and soffits.

In a small place like Wroxall, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Note any damp stains below the gutters
  • Ask for valleys and parapet gutters to be cleared too
  • Keep climbers away from the eaves
  • Do not climb a ladder to look in the gutters

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Do you need a gutter survey in Wroxall?

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

Most people get in touch when they’ve noticed something like this:

  • Leaks at the gutter joints
  • Soffits marked by water
  • Gutters packed with leaves or moss
  • Overflowing eaves gutters

Rylstone Manor lies about 2.2 miles east, so building around Wroxall goes back a long way. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included
  • Will the report include photos?
  • Whether VAT is in the quoted price

What a good roof survey covers

How we price gutter surveys

When we price a survey, we consider:

  • Which survey package you book
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Booking your survey

A little information up front helps. It helps to include:

  • The style of property, from a terrace to a block
  • When you need the report by
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work

What a gutter survey looks like in Wroxall

The coast is about 2 miles or less from Wroxall, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. A number of the island’s villages keep thatched roofs on older buildings, and the whole island is open to sea air and wind. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as St John's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Shanklin station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Wroxall, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Mention any parking restrictions on your street

Advice

Why it’s worth a survey now in Wroxall

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Where a roof is exposed, as many are in small places like Wroxall, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
