Independent roof leak investigations in Yaverland

About our roof leak investigation in Yaverland

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak normally leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. If you’ve noticed staining around the chimney inside and leaks at a dormer or roof window, we can find out what’s behind it.

Roofs in small places like Yaverland often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlords, agents and block managers in Yaverland

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Leave it or get it looked at?

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Outbuildings and barns around Yaverland are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

FAQs for Yaverland

Will you come out to Yaverland?

Yes, Yaverland is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Yaverland listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can a leak be traced on a dry day?

Often, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Photograph the stain each time it appears
  • Mention any plumbing above the damp area
  • Protect furniture and flooring under the leak
  • Record whether it leaks in every downpour or only some

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

What a roof leak investigation looks like in Yaverland

Yaverland lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. The covering and its details give the first clues when tracing where water is coming from.

For an older house near a landmark such as St John the Baptist Church, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Brading station, a tenant living with a leak needs the cause found, not just the stain painted over.

Yaverland is about 4 miles south of Ryde, in the Isle of Wight. Whether the building in Yaverland is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Yaverland is one of the places in the Isle of Wight where we work for roof leak investigations. There is also a page for Portsmouth.

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take between one and two hours at a typical home, and longer for a large or complex roof. Around Yaverland, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

What we cannot see

A survey is a careful look at the leaking roof, but it cannot do everything. Its limits include:

  • Whether rotten timbers meet design loads
  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • The roof space
  • Rooflights and dormers
  • Lead flashings
  • Slate and tile slopes
  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details

Do you need a roof leak investigation in Yaverland?

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Look out for signs like these:

  • Leaks at a dormer or roof window
  • Wet patches high on an inside wall
  • Water dripping from rafters or underlay
  • Staining around the chimney inside

Anyone responsible for a site like The Bay Church of England School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • What follow-up you get after the report
  • Will they check the loft as well as the outside?
  • What’s outside the scope of the survey
  • How long they’ve been surveying roofs
