Electronic Leak Detection in Yaverland

  • Gaps at membrane joints
  • Patched roofs that still leak
  • Damp inside with no sign on the roof

Electronic leak detection in Yaverland: what you get

Our ELD report shows where each breach was found with photos. It tells your roofer exactly where to repair instead of hunting for the leak. We do not estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. You get a written report with photos. We survey flat roof membranes, green roofs and single-ply roofs, and common reasons people get in touch are leaks at pipes, outlets or fixings and patched roofs that still leak.

Some older homes in villages like Yaverland are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Landlord and commercial surveys in Yaverland

Landlords and letting agents in Yaverland book surveys as well as homeowners. A written report with photos gives you a clear record of the flat roof membrane, which helps you plan work between tenancies.

Businesses and commercial landlords can book us too. Larger roofs take longer.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Ask contractors to protect the membrane
  • Limit access to the roof
  • Do not keep patching the same spot
  • Get leaks traced quickly

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

Electronic leak detection around Yaverland

The coast is about 1 mile or less from Yaverland, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you own one of the older houses in the streets near St John the Baptist Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Yaverland Manor lies about 0.5 miles north, so building around Yaverland goes back a long way. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. If you let a flat or house near Brading station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Yaverland is about 4 miles south of Ryde, in the Isle of Wight. We carry out electronic leak detection for homeowners, landlords and businesses in Yaverland and nearby. Yaverland is one of the places in the Isle of Wight where we work for electronic leak detection. You can also see our page for Portsmouth.

Every address in PO36 is covered for electronic leak detection, from the main roads to the quietest streets. Whether your property is on Meadow Way, Yaverland Close and Yaverland Road or a nearby road, we can survey it. If you’re just outside Yaverland, we cover Yarbridge (1 mile north-west), Morton (1 mile north-west), Brading (1 mile north), Sandown (1 mile south-west) and Adgestone (1 mile north-west). Within a short drive, we also cover Newport (8 miles west), Ryde (4 miles north), Cowes (10 miles north-west), Shanklin (3 miles south-west), Ventnor (6 miles south-west) and East Cowes (9 miles north-west). If you’re somewhere remote, the survey takes a little more planning.

Common questions in Yaverland

Will you come out to Yaverland?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you look at commercial flat roofs near Yaverland, like hotels?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

Does ELD include fixing the breach?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What electronic leak detection does not cover

In fairness, a roof survey has limits:

  • How wet the insulation is
  • Leaks from walls, copings or rooflights
  • Some conductive membranes

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we check

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Green roofs
  • Single-ply roofs

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes a time that depends on the roof’s area and construction, which we set out in the quote. Somewhere as small as Yaverland, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Let us know about any leaks, stains or damp patches you know of
  • For flats, make sure roof access has been agreed

What affects the cost of electronic leak detection

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • Any need for thermal images or a drone flight

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access

A quick phone call is usually the easiest start: ring 07833 053749 or email us. The price is agreed before a date is set.
