Electronic leak detection for homes and businesses in Yarbridge
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. The results come in a report with photos. Typical surveys look at holes around roof penetrations and leaks that return after repairs, on flat roof membranes, green roofs and liquid-applied waterproofing.
Somewhere as small as Yarbridge, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What affects the cost of electronic leak detection
The price reflects the time and kit the roof needs. That comes down to:
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
- The shape of the roof and its details
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.
What to tell us when you get in touch
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
- When you need the report by
- The address and postcode of the property

When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Leaks from walls, copings or rooflights
- Moisture spread under the membrane
- Areas we can’t reach or that can’t be tested

What this survey covers
- Green roofs
- Flat roof membranes
- Liquid-applied waterproofing
- Single-ply roofs
- Roof terraces and balconies
- Commercial flat roofs
The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Yarbridge often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Getting ready for the survey
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it is shared
- If you’re buying, let the agent know when we are coming
Booking a survey

What we look for on each type of roof
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Testing may still be possible, depending on the build-up.
Liquid-applied waterproofing
Liquid-applied coatings form a seamless layer, but can still have thin spots or holes. Whether ELD works depends on the coating and build-up.

Flat roofs in Yarbridge
Yarbridge is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you live in an older home near St. Mary's Church, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Brading station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you run a hotel or guest house in or near Yarbridge, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.

What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Questions from Yarbridge
Do you cover commercial flat roofs around Yarbridge?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you before the visit.
Is my home in Yarbridge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How much time does ELD need?
It typically takes a length of time set by the roof’s area and construction, which we’ll explain when we quote.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
