Why act early in Brading

Some breaches are too small to see. ELD picks up breaches a visual check might miss, on suitable membranes. Around Brading, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

To find out what your survey will cost, phone 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

Why book with us

  • Independent findings on the roof’s condition
  • Two decades and more of roof surveys
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • 98% customer satisfaction

Electronic leak detection in Brading: what you get

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a written report with photographs of each breach found. If you’re worried about leaks under green or ballasted roofs and leaks that return after repairs, we can find out what’s behind it.

Somewhere as small as Brading, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Your questions about electronic leak detection in Brading

Is the coastal weather around Brading hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you cover smaller places like Brading?

Yes. Brading is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my roof suitable for ELD?

Not every roof is suitable. Some membranes conduct electricity and some roofs lack the layer the test needs. We will tell you if yours is not suitable before testing.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Do you use low-voltage or high-voltage testing?

It depends on the membrane and the build-up. Low-voltage testing typically needs a wet surface and high-voltage methods need the membrane dry and exposed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Flat roofs in Brading

Brading is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Morton Manor, about 0.4 miles south, is one of the historic houses in the wider area around Brading. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Brading Church of England Controlled Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Brading station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Brading is about 3 miles south of Ryde, in the Isle of Wight. Brading is one of many places we visit across the Isle of Wight, for houses, flats and commercial buildings. We cover towns and villages across the Isle of Wight, large and small. There is also a page for Portsmouth.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. Somewhere like Brading needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
  • Let us know about any leaks, stains or damp patches you know of

Advice

Landlord and commercial surveys in Brading

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

When to book a survey in Brading

Holes in a membrane often come from feet, tools or debris. Many are tiny, but still let water through.

Typical things we’re asked to look at include:

  • New roofs to check before paving or planting
  • Leaks under green or ballasted roofs
  • Gaps at membrane joints
  • Water coming in under a flat roof

If you live in an older home near St. Mary's Church, flat-roofed rear additions and dormers added over the years are worth checking.

Questions to ask before you book

  • Are they insured for the work?
  • What they will not be able to tell you
  • How long the report takes to arrive
  • How long they’ve been surveying roofs

What a roof survey includes

How we price electronic leak detection

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Roof area

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Helping us price your survey

Here’s what helps us most when you contact us:

  • How the loft is reached, if there is one
  • Any deadline, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey

You can call us seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.
