Pre-purchase roof surveys around Brading

Brading lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you are buying or signing off new work. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Morton Manor lies about 0.4 miles south, so building around Brading goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. For an older house near a landmark such as St. Mary's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How a pre-purchase roof survey works in Brading

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. If you’ve noticed slipped or missing slates and tiles and lead that has worked loose at a wall or chimney, we can find out what’s behind it.

For a small place like Brading, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What affects the cost of pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Booking your survey

A little information up front helps. Please include:

  • What’s prompted the survey
  • Dates you are working to, such as exchange
  • The style of property, from a terrace to a block
  • The address and postcode of the property

For a price for pre-purchase roof surveys in Brading, ring 07833 053749 or use the contact form. Some details about the property and the roof help us give you an accurate price.

What we look for on each type of roof

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If yours does, we check that gutter and where it drains.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • The condition of the rest of the house (that is a RICS home survey)
  • A valuation or a promise of a lower price
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

What we check

  • Lead flashings and valleys
  • Chimney stacks
  • The roof space
  • Natural slate
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Brading: your questions answered

Will you come out to Brading?

Yes, Brading is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Brading?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

How do I book a survey in Brading?

To book, phone 07833 053749 or use the contact form and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Do you go up on the roof?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Brading can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Tell us about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building

How to book

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.

Advice

Signs you need a pre-purchase roof survey in Brading

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. We note what we see so you can ask about it.

Most people get in touch when they’ve noticed something like this:

  • Sagging ridge lines or uneven roof slopes
  • Flashings that have lifted or split
  • Cracked flaunching or crumbling chimney pointing
  • Slates or tiles that have slipped or gone

For landlords with property near Brading station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book anyone

  • What exactly goes into their report
  • Which limits apply to the survey
  • Are they insured for the work?
  • Which parts of the roof they’ll actually see
