About our gutter survey in Brading

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We are frequently asked to look into gutters packed with leaves or moss and choked outlets or hopper heads, across parapet and box gutters, downpipes and fascias and soffits.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check downpipe clips are holding
  • Don’t climb a ladder to look in the gutters
  • Have overhanging branches cut back
  • Do not leave hidden gutters out of a clear-out

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Different roofs, different checks

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Brading can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a report with photographs and recommendations.

Brading questions

Is Brading within the area you cover?

Yes, Brading is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is the coastal weather around Brading hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How do I arrange a gutter survey in Brading?

The quickest way is to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we will recommend the right survey. Surveys run on any day of the week.

What’s in the report?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Rot or damp concealed behind fascias or inside walls
  • Underground drains, which need a CCTV drain survey
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Local roofs in Brading

Brading is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as St. Mary's Church are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Brading station, the gap between tenancies is a good time to have the roof looked at. Historic houses such as Morton Manor, about 0.4 miles south, show how far back building around Brading goes. Older homes in the area may have roofs that need matching materials when work is done.
