Pre-purchase roof surveys for Morton homes and businesses

Roof by roof

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We look at their linings and outlets from wherever is safe.

Pre-purchase roof survey in Morton

Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey flat-roofed extensions and dormers, the roof space and gutters and downpipes, and the problems we are asked to look at most are blistered or split felt on a flat roof and roof slopes that look uneven or sagging.

Somewhere as small as Morton, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

What a pre-purchase roof survey does not cover

Before you book, it’s worth knowing what a survey will not do:

  • How a seller will respond, or what the house is worth
  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Roofs we survey in Morton

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Natural slate

Before and after the survey

These tips come from what we see on roofs every week:

  • Share the report with your solicitor
  • Ask when the roof was last worked on
  • Check we will be able to get into the loft space
  • Do not leave it until just before exchange

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Landlords, agents and block managers in Morton

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

FAQs for Morton

Is the coastal weather around Morton hard on roofs?

It can do. Morton is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I find out if my home in Morton is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you work in Morton?

Yes. We cover Morton and the rest of the Isle of Wight. To book, call 07833 053749 or email us.

How long does the survey visit take?

The visit usually takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

Can I use the report to negotiate on price?

Yes, you can. You will have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or email us.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It usually takes between one and two hours at a typical house, with time for the loft where it can be reached. Rural addresses near Morton can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Jot down any questions you want answered
  • Have keys ready for side gates, garages or roof access doors
